These Terms and Conditions clarify the obligations of the Owner to the Tenant, the obligations of the Tenant to the Owner, and in the very unlikely event of any dispute, they will be used as the basis for any resolution. Please read carefully before confirming your booking.

Check-In: From 18:00 / Check-Out: before 12:00 (High season weekly rentals). For low season weekends and mid-week rentals a Check-in may be earlier or later Check-out (usually [14:00] and occasionally [16:00]), early check-ins or late check-outs are confirmed one day before.

Acceptance of these Terms and Conditions binds a contract between the following two parties: The rental applicant (the tenant) and the property owner (the owner)    

  1. Lease Members:

All individuals listed in the Rental Agreement or added subsequently by The Tenant will be subject to the terms of this agreement. The occupancy of the property is restricted to those named in the Agreement or added subsequently by the Tenant. The Rental Applicant is considered the Main Tenant must be over the age of 30 and will assume full responsibility for all members of the Rental Group throughout the rental period. Information or instructions related to this rental will be communicated only to the Rental Applicant and not to any third-party member of the Rental Group.

  1. Payments:

Through VRBO: a single payment of 100% of the booking is made.

Through the platform: A booking will be confirmed by the owner once the request has been approved and the initial or full payment has been processed. If the booking is made 45 days or more before the start of the rental, an initial rental deposit payment of [20%] of the rental fee will be due at the time of booking. If the booking is made less than 45 days before the start of the rental, the full rental fee must be paid at the time of booking. If the owner does not accept a booking, all fees paid will be refunded immediately. Any booking made within 10 days of the start of the rental period must be paid in full by credit card through PayPal, bank transfer, or in cash at the time of booking. No booking can begin without full payment verified. Once a booking is received and accepted by the owner, the tenant is responsible for the payment of the balance of the rental fee 45 days before occupancy of the property. Failure to pay by the due date will be treated as a cancellation and the deposit will be forfeited.

  1. Cancellation and Change of Booking Policy:

(Due to COVID-19 all reservations made through the VRBO portal and will be cancelled or modified as long as they are duly justified.)

Please note that our cancellation policy for a booking through a booking portal other than our own ( is "NO REFUND IN CASE OF CANCELLATION." As a general rule, if a guest formally requests a cancellation, it will always be accepted and there will be a refund of money in the following cases:

- If the rental period can be re-booked, a refund will be issued for the re-rented period or the part thereof.

- If any part of the rental period cannot be re-booked, the Tenant will lose all the money paid for that period. In the event that a refund has to be issued in favor of the guest, this will be made by bank transfer to the account number provided.

  1. Occupancy of the Property:

Regardless of the maximum number of people that a property can accommodate, the number of guests occupying the property is strictly limited to those named in the Rental Agreement (number of guests chosen in the booking form) or any subsequent modification notified in writing to the Owner. The occupancy figure established and agreed includes all persons regardless of age, day and night. Exceeding the number of declared and agreed guests will result in immediate eviction without refund, or a charge of 100€ per guest per night at the owner's discretion.

  1. Property Condition:

The Property will have been inspected prior to occupancy and thus The Tenant agrees to:

- Notify the Owner immediately regarding any damage and/or maintenance issues that require attention.

- Maintain the property and all furnishings, fixtures, and effects in or about the property in the same state of repair and condition as at the start of the Rental.

- Where a cleaning service is provided, the tenant shall follow the departure instructions provided by The Owner.

- Where no cleaning service is provided; The Tenant shall leave the Property in the same state of cleanliness and general order in which it was found. Failure to do so to the satisfaction of the Owner will result in a damage/cleaning charge at a cost of €100.

  1. Use of Telephone and Internet Services:

In the event that a telephone is provided as part of the rental, the Tenant must charge all long-distance phone calls to a credit/phone card or collect calls unless instructed otherwise. When Internet services are provided, there may be download restrictions and a charge may be incurred if exceeded. It is the Tenant's responsibility to check for restrictions on an Internet device before commencing any download.  

  1. Pets:

Pets are strictly prohibited, in the case that an agreement is reached with the landlord and pets are allowed, the tenant will be fully responsible for any damage they may cause. Likewise, the tenant will take care of any pet excrement left around the property and its surroundings.

  1. Other rules to consider:

8.1. Music:

If you play music equipment after 10 pm, make sure it cannot be heard from outside so as not to disturb the neighbors. 

8.2. Kitchen:

Although final property cleaning is included, after using the kitchen it must always be cleaned, you may leave the last utensils and kitchenware in the dishwasher before leaving the property, there are various products and utensils available to properly clean the kitchen. We understand you are on vacation and like many of our guests, you may prefer that we take care of it for you, this option has a minimum surcharge of €10 (may increase depending on the state of kitchen cleanliness).


8.3. Wood BBQ, brazier, and fireplace:

After using the barbecue, brazier, or fireplace, it must be cleaned and left in the same state as it was found.

We understand you are on vacation and like many of our guests, you may prefer that we take care of the final cleaning of the barbecues, this option has a minimum surcharge of €10 / per barbecue and brazier.

8.4. Parties and/or events:

No type of event or party is allowed in the house without the express authorization of the property, in the case that a party or event is allowed, an additional security deposit of €1500 will be requested to cover any possible expenses due to damages, cleaning, etc. This deposit may be increased according to the type of event, number of people, etc.

8.5. Bedrooms:

Smoking and eating in the bedrooms is prohibited, any damage caused will be paid for by the members staying in the room or charged to the account of the person who made the reservation.

8.6. Young Children:

Please follow the instructions provided by the property when staying with minors, which can also be read on various signs (gardens, swimming pool, outdoor areas...)

In the event that minors are staying, parents or guardians must take responsibility for any damage they may cause. Please note that we do not recommend the entry of children under 8 years of age. The tenant must be aware that there are considerable uneven levels on the property, a pool without protection for minors or lifeguard. If you have any doubts about this, please consult before making the reservation.

8.7. Garbage:

The green bins on the road are for trash. When leaving the house, you will see the bins on the right or left side of the road. If at the end of your stay you want us to take care of transporting the trash bags to the roadside bins, you can leave them in the kitchen. Please note that this service has a charge of €5, which must be paid at the end of your stay or otherwise will be deducted from the security deposit.

8.8. Damage Deposit and Special Requirements:

Damage is understood as any impairment caused during your stay, to the content and the container of the house, as well as aesthetic damages in the garden areas (such as plants and trees). Special requirements are understood as the increase in the number of guests or new people who will enter the property and who are not listed in the booking document, early check-in or late check-out, extra firewood, extra pellets, towels, bedding, etc.

Through VRBO: There is damage protection of up to €500, we will have 14 days from your departure to claim any possible damage incurred.

Through the platform As a general rule, depending on the number of guests, ages, pets... we usually charge a minimum of €250 for the security deposit. In the case that any type of deposit is given, it will be returned via bank transfer within 7 business days from the guest's departure and will never be given in hand.

8.9. Swimming Pool:

The main tenant is the maximum responsible for the safety of the guests, is aware through this document that the pool will not be supervised by lifeguards. Likewise, the tenant waives through this booking document the obligation to have a lifeguard as stated in decree 119/2019, of September 19th, which regulates the hygienic-sanitary criteria of the pools of Galicia (procedural codes SA431D, SA431C, and SA431E). The pool has automatic systems for the control of Ph and Chlorine, these systems will be supervised by the property periodically (every 5 / 7 days), the property will also perform cleaning of the bottom, to perform maintenance tasks the property will communicate it to the tenant via text messages, email or telephone call.
